Prior to joining Green Street, Jessica worked in the assurance group at EY and the transaction advisory group at KPMG. Alex is the Pan-European sector head of health care at Green Street. He covers four companies in the sector as well as two Swiss office PropCos. Previously, Alex also covered Swedish and German diversified property companies largely focused on office real estate. Alex joined Green Street in 2021 after spending four years in commodities trading product control at JPMorgan. Prior to that, he worked in a Banks equity research support role at Dealogic. Alex conducted graduate research at Hitotsubashi University in Tokyo, Japan following the completion of his undergraduate degrees at the University of Dayton in Ohio, USA. Alex is a Chartered Financial Analyst (CFA) and Financial Risk Manager (FRM) charterholder. -

Michael Stroyeck is an Analyst on Green Street’s Health Care sector team, playing an important role in our coverage, which spans multiple property types and lease structures. Since joining the firm in 2018, Michael has also worked with Green Street’s Data Center and Tower teams as well as Market Analytics. He has helped initiate coverage on companies such as CareTrust and Physicians Realty in Health Care, and Switch and QTS in Data Centers. Previously, he was the Thematic Research Analyst at BMO Capital Markets where he covered the North American REIT sector and built trading ideas for clients globally. He began his career as an investment banker at HSBC in London (UK) and India. Alex is a Vice President on Green Street’s Research & Development team, which provides proprietary analytics and leads product development as well as data infrastructure efforts for the global Research team. She plays a key role on product development initiatives primarily focused on new region, new sector, and new market expansion. Key contributions have included the launch of Green Street’s enhanced web platform, Canada REIT and private market data expansion, and the additional coverage of 334 tertiary markets. Alex also supports the data infrastructure for many of Green Street’s flagship macro Research reports including the Commercial Property Monthly and Global Property Allocator. Emily Arft is an Analyst on the U.S. Market Analytics team at Green Street, where she contributes to macro, sector, and market-level research focused on the private commercial real estate markets. She currently leads coverage of commercial real estate analytics for the southeast region of the U.S. Previously, Emily was part of Green Street’s REIT Research team, specializing in company- and sector-level analysis of the retail property market. Her REIT experience has provided valuable perspective on the interplay between public and private commercial real estate, enhancing thought leadership across the private market space. Arft’s retail expertise has been featured in leading media outlets including The Wall Street Journal, Bloomberg News, among others. Before joining Green Street, Emily worked in fixed income at Capital Group. She holds a Bachelor of Arts in Economics from the University of California, Irvine. -

Andres is the Pan-European sector head of residential, student housing, hotel and self-storage for Green Street. As such, he covers twelve listed European property companies, as well as 30 private markets across self-storage and various “beds” sectors. In 2018, Andres joined the firm, covering Nordic, German and Swiss property companies. Previously, he was at a real estate equity research firm Victoria Partners in Frankfurt, where he covered German real estate equities. Andres’ finance career started as a generalist at an asset management firm, where he worked in buy-side research covering Emerging Europe and Nordic equities. He holds a Bachelor’s in mechanical engineering and a Master’s in Finance from Estonia’s Tallinn University of Technology. As part of the Master’s program, Andres also studied in Germany at the HHL Leipzig Graduate School of Management. -

Adam is a Senior Analyst and sector head of pan-European office coverage, incorporating analysis of 17 publicly listed office companies as well as private market insights across the region. Prior to joining Green Street in 2012, Adam worked in Institutional Equity Sales at Macquarie Securities in London and before that at Fox-Pitt Kelton, an investment bank focused on financial services. He began his career in the Corporate Finance division of Numis Securities. He earned a bachelor’s degree in Politics at the University of Nottingham. -

David is a Senior Analyst for the Residential Sector at Green Street where he is responsible for insights and analyses on multi-family, single-family, manufactured housing, and student housing sectors. He rejoined the firm in 2024. David was previously with Green Street from 2012-2015 as part of the quantitative analytics and residential teams, where he supported coverage initiation on the single-family rental industry and helped create the original M&A database used by Green Street. David has experience working for Waterfront Capital, Nuveen Real Estate, and has been quoted by Bloomberg for his single-family rental insights. He graduated with a BA in Economics from Cal State Los Angeles at 19 and earned a Masters in Finance from Claremont McKenna. -

Paulina leads Green Street’s strip center team and has been with the firm since 2016. She spent her first four years at Green Street covering malls, doing research on topics such as the expansion of digital brands into the brick-and-mortar space, and the evolution of the department store industry. In 2020, Paulina broadened her expertise in the retail sector transitioning to the strip center team. Since then, she has initiated the coverage of several companies and authored numerous reports discussing strip center fundamentals. Before joining Green Street Paulina had six years of work experience, first as an equity analyst following Latin American retail stocks, and later in charge of asset allocation at Zurich Insurance Group. She received an MBA from the Wharton School of the University of Pennsylvania, and an undergraduate degree in Business and Economics at Universidad Catolica de Chile. -

Weston is a Senior Vice President on Green Street’s CRE Analytics team where he leads global R&D efforts at Green Street, with a particular focus on corporate growth initiatives (M&A diligence / integration and organic product development), strategic data partnerships, and developing advanced quantitative analytics. During his tenure at Green Street, Weston has served as a key stakeholder during the diligence and integration of several analytics-focused M&A deals, managed a team that executes upon the firm’s strategic roadmap, and built & maintained relationships with a growing list of external data partners. Weston earned a B.S. in Business Administration with an emphasis in Real Estate Finance, graduating Magna Cum Laude from the University of Southern California. Harsh Hemnani is a Senior Analyst at Green Street, where he leads the firm’s research on commercial real estate debt and ground leases. He was instrumental in launching Green Street’s coverage of the mortgage REIT sector — an initiative that established the firm as a key voice in an increasingly important segment of the market. Over the past five years, Harsh has initiated coverage on more than 10 companies. Beyond his leadership in CRE debt, Harsh has extensive experience covering a diverse group of real estate equity sectors including Net Lease, Industrial, and Lodging. Edoardo has been quoted widely in the financial media, including The Financial Times, The Wall Street Journal and Bloomberg. He is a member of the Society of Property Researchers in the United Kingdom. Before joining the team in 2021, he worked in Green Street’s Advisory Group providing strategic advice and corporate finance solutions to companies and investors in commercial real estate. Prior to joining the firm in 2017, he worked at Duff & Phelps where he focused on corporate finance advisory and complex asset valuations and PwC as an auditor. Recent noteworthy research contributions include coverage initiation of Ryman Hospitality Properties (RHP), a deep dive into the proliferation of online gaming, along with several reports evaluating real estate fundamentals and valuation in both the private and public markets. Past experiences since joining the firm in 2015 include working with Green Street’s retail, industrial, office, and market analytics research teams. Marie is the head of the Market Analytics in Europe with a team of 5 people covering 30 markets. She has a long track record contributing to pan-European office real estate REIT research and analysis. Marie has also been an important driver of our retail coverage analysis in her early years at Green Street. She joined the company in 2015 from Deutsche Bank, where she spent 18 months as a mergers and acquisitions analyst involved in the Real Estate, Gaming and Leisure sectors. Before that, she had internships as a credit analyst in HSBC’s Corporate Banking Unit and in Ernst & Young’s audit department. Marie holds an M.Sc in Management from ESC Grenoble in France and is fluent in French. -

Dmitry leads Green Street’s Data Science & Forecasting team, where he focuses on commercial real estate forecast modeling, debt portfolio risk analytics, and advancing the firm’s tertiary markets product. He joined Green Street in 2018 after serving as Vice President of Client Solutions and Analytics at PIMCO. In that role, he conducted client portfolio analysis and optimization, oversaw the estimation and validation of PIMCO’s Capital Market Assumptions, and contributed to the development of the firm’s macroeconomic forecasting framework. Dmitry holds a bachelor’s degree in economics from Belarus State Economic University, an MBA from Missouri State University, and a master’s in financial engineering from UCLA. He is a Chartered Financial Analyst (CFA) charterholder. -

Daniel co-leads Green Street’s Forecasting and Data Science team, guiding the evolution of the firm’s market forecasting capabilities to support commercial real estate valuation and analytics. His work focuses on developing robust models and data-driven tools that deliver actionable insights for investors, lenders, and other market participants.
Prior to joining Green Street, Daniel was a Capital Markets Strategist on CoStar’s risk analytics team, where he advised financial institutions on regulatory stress testing and loan portfolio analytics. Earlier in his career, he developed expertise across financial services, insurance, and fintech, with a focus on credit risk modeling in consumer finance as well as residential and commercial mortgage markets.
Daniel earned a bachelor’s degree in Applied & Computational Mathematical Sciences from the University of Washington and a master’s degree in Applied Statistics from Cornell University. -

Rob spearheads Green Street’s commercial real estate research and expansion initiatives in Australia, as part of the firm’s broader Asia-Pacific platform. Previously, he led Green Street’s European retail and industrial platform, covering both listed property companies and direct markets across Europe, and has intimate knowledge spanning logistics, warehousing, industrial parks, shopping centres, and retail parks across 30 private European markets. He has consistently delivered widely cited thought leadership on capital allocation, asset quality, and market valuation. His analysis has been featured in the Financial Times, The Wall Street Journal, Reuters, Bloomberg, and CNBC. Since joining Green Street in 2017, Rob has advised institutional investors, capital allocators, and business operators across global capital markets and commercial real estate. Before joining Green Street, Rob worked in equity research at Jefferies and Espirito Santo, in transaction advisory at Ernst & Young, and led a real estate venture in Kenya. A Chartered Accountant, he holds an MEng in Civil Engineering from Imperial College London. He was also a founding member of Green Street’s Diversity, Equity & Inclusion council and brings nearly two decades of professional experience in finance and commercial real estate. -

David is Green Street’s data centers and towers sector head in the U.S., Europe, and Australia. Since joining Green Street in 2015, he has authored numerous thought leadership reports in addition to initiating coverage on Equinix, CyrusOne, QTS Realty, Crown Castle, SBA Communications, Cellnex, INWIT, NextDC, and DigiCo REIT. David has been quoted in the Wall Street Journal, PERE and on REIT.com and he is a member of the Commercial Real Estate Finance Council (CREFC). Prior to joining Green Street, David held roles as a senior research analyst at John Burns Real Estate Consulting and a financial analyst at Ledford Financial. Spenser is a Managing Director on Green Street’s research team and sector head of the Self-Storage and Net Lease sectors. She also has extensive experience covering the Mall sector, leading the effort to establish Market Grades and value estimates for the Outlet sector – one of the most coveted sets of data among Green Street clients. She also launched Green Street’s coverage of the burgeoning Gaming sector. As of 2023, Spenser held the most senior position as a woman on Green Street’s equity REIT research team. In a period of four years, she initiated coverage on 10 public companies/REITs. Throughout her career, Spenser has been quoted in the Wall Street Journal, CNBC, Los Angeles Business Journal, New York Times and more. Spenser has spent her entire career working in the REIT space. Prior to joining Green Street, she worked with Citibank’s REIT research team, where she focused on the Net Lease and Storage REIT sectors. Fred Blondeau joined Green Street in 2024 to lead the Canadian research team. Before joining Green Street, Fred was Head of Research at Laurentian Bank Securities, where he joined in January 2022. Since 1997, Fred has evolved in various roles within the global equity research, portfolio and risk management sectors, more specifically within the global listed REIT/REOCs and Canadian MICs/Proptech sectors since 2001. Fred was previously REITs Analyst at iA Capital Markets, in 2020-2021; Head of Real Estate Research at Echelon Wealth Partners, from 2017-2020; and Head of Real Estate Research at Eight Capital (Dundee Capital Markets), from 2012-2017. Prior to 2012, Fred was Portfolio Manager (and co-founder) of the Global Real Estate Group at Eterna Investment Management, as well as CIO (and co-founder) at Presima (Caisse de depot et placement du Quebec), where he worked for nine years. -

Peter is the Managing Director, Head of Research for Europe and APAC at Green Street. He is the author of Heard on the Thames. Heard on the Thames is designed to provide thought-provoking commentary on a variety of issues for public and private real estate investors, lenders, bankers, and other industry participants. Since joining the firm in 2010, Peter has launched coverage of over 40 PropCos / REITs. He has played a central role in helping global investors from private equity funds, sovereign wealth funds and institutional portfolio managers understand U.K./European office, retail, residential, self-storage, industrial, health care and hotel property sectors and how they compare to Green Street’s U.S. coverage. Before joining Green Street, Peter worked at J.P. Morgan in London and CEE/SEE real estate private equity funds in Athens. He received a first class M.Sc. Peter is Managing Director & Co-Head of Green Street’s strategic research team, which produces groundbreaking reports on topics that have implications across property sectors and are of interest to both public and private real estate investors. Peter’s areas of focus include Green Street’s real estate and REIT valuation model, the firm’s Commercial Property Price Index, REIT corporate governance/executive compensation, mergers & acquisitions, and macroeconomic trends. He has been a key contributor to Green Street’s research efforts since joining the firm in 2004. Danny Ismail is a Managing Director at Green Street and Co-Head of Strategic Research and founded the firm’s burgeoning global ESG research team. He is a subject matter expert (SME) on the effects of working from home (WFH) on U.S. office values. In addition, Danny is an expert on New York City, West Coast, Texas and Sun Belt office market fundamentals and valuations. Prior to joining Green Street in 2016, Danny was an investment analyst at the Automobile Club of Southern California. He earned an M.B.A. from the Anderson School of Management at the University of California, Los Angeles and is a CFA Charterholder. -

Michael is a Managing Director and leads the U.S. REIT Research team. He has been at the firm for 22 years and plays a key leadership role in Green Street’s research. Michael’s initial tenure at the firm spanned 2002-2018. He rejoined the firm in 2019 after serving as the Chief Financial Officer for EQ Office, Blackstone’s U.S. office platform, in 2018 and 2019. Previously during his Green Street career, Michael co-led the U.S. REIT Research team and led coverage on several real estate property types, including over ten years following the office and self-storage sectors, and initiated Green Street’s coverage of life science and data centers. He also led or participated in coverage of health care, industrial, net lease, diversified REITs, and lodging. Michael is a two-time recipient of The Wall Street Journal’s “Best on the Street” award for stock picking in the real estate category. Prior to Green Street, Michael worked in REIT investment banking at A.G. Edwards from 2000-2002. He earned a B.A. in Economics with Distinction from Indiana University and is a Chartered Financial Analyst (CFA) charter holder. -

Andy is the Chief Analytics Officer at Green Street, and is responsible for driving the company’s long-term roadmap and vision around market analytics, forecasting, and data science. In addition, he manages Green Street third-party data relationships and strategic partnerships for the research team. Andy is passionate about turning raw data into actionable intelligence, and the solutions his teams design and develop support the capital allocation decisions of institutional commercial real estate investors – in both the public and private markets. During his tenure at Green Street, Andy has played a significant role in both research production and new product development. From 2005-2013, he led Green Street’s research coverage of the Residential REITs – including apartments, student housing, manufactured home parks, and single-family rentals. From 2014-present, Andy launched and currently leads Green Street’s Data & Analytics division, which produces proprietary data, forecasts, and advanced valuation analytics across 20 different property sectors and all major markets in North America, Europe, and Australia. As a leading real estate research analyst, Andy has been quoted in the Wall Street Journal, Barron’s, Forbes, Grant’s, and The Financial Times, among other industry leading publications. He is a lifetime research fellow and Advisory Board member of the Real Estate Research Institute (RERI), and is a full member of the Urban Land Institute (ULI), International Council of Shopping Centers (ICSC), National Multifamily Housing Council (NMHC), and Pension Real Estate Association (PREA). Prior to joining Green Street in 2005, Andy spent three years at PLX Systems working on valuation analytics for intellectual property. Cedrik is Green Street’s Director of Research, leading a global roster of 80 expert analysts in commercial real estate, and is a member of the executive leadership team. Under Cedrik’s guidance, Green Street provides actionable capital allocation intelligence on public and private real estate in the United States, Canada, Europe, and Australia. The team is recognized for thought-leading work on strategic topics, niche and core property sectors, more than 160 public real estate companies and detailed analytics on over 400 markets. During his 20-year career at Green Street, Cedrik has led the global REIT research team, been sector head of the U.S. retail, office, industrial and net lease sectors, was the first publishing analyst in Europe, covered companies in Canada and Australia, and managed the global Quantitative Analytics team. His breadth of experience across the commercial real estate investment spectrum is integral to Green Street’s success in providing ground-breaking research and analytics on all aspects of the public and private property markets. Frequently quoted in major financial media and a sought-after speaker at leading industry events, Cedrik is a past winner of the Wall Street Journal’s “Best on the Street” award in real estate, and an active member of the Institutional Advisory Panel to the Board of Governors for the National Association of Real Estate Investment Trusts (Nareit), the European Public Real Estate Association (EPRA), the Innovating Commerce Serving Communities (ICSC), and the Pension Real Estate Association (PREA).
